All Lots are NOT Equal

 

When looking for a home, you compare number of bedrooms and bathrooms, square footage, upgrades, and lot size.  But all lots of the same size are NOT equal.  The shape of the lot and easments determine the usable outdoor space.

Below are all examples of 1/4 acre* lots.   

The 'long' lot

The LONG lot is rectangular with the small side adjacent to the street.  The home is placed at one end, allowing for the most usable backyard space.  There is room for a pool and green space, perfect!  

The 'easement' lot

The EASEMENT lot has either a utility easement or driveway easement on the property.  As much as 1/3rd of the property can become unsable.

The 'square' lot

The SQUARE lot allows for a bit more space between the homes, but the house is placed near the center of the property.  

The 'rear garage' lot

The REAR GARAGE lot has the garage (attached or detached) in the rear of the property.  Roadways are in front of and in back of the property.  There is little no dedicated backyard space.
